You can book your room online, by phone, by email or in person
at the property. You can also arrange a viewing at a convenient
time for you.

Whether you're booking online or directly with the urbanest
team, you will receive a rooming agreement by email along with
other important documents (the email will explain what these are
for and what to do).
Once you've signed your rooming agreement and paid a bond (the bond
amount will be stated on the rooming agreement) your room is
secured and you will receive confirmation of your booking by
email.
You can email or
call us to let us know your name and details. This will allow
us to search you in the system and email you back with your account
number and password.
Students aged 18 and over and enrolled in an Australian
educational facility are all eligible to live at urbanest.
Our standard rooming agreements are 1 year (52 weeks) starting
at the beginning of the year to span Semester 1 and Semester 2. We
also offer 6 month rooming agreements (26 weeks) for students
studying in Australia for one semester. 6 month agreements
typically start at the beginning of the year and the beginning of
July subject to availability.

type of room you choose to rent but typically the agreement

There is no other difference. The only difference is the
frequency of payment. Total amount for the contract is the
same.
A rental bond is money that the tenant pays at the beginning of
a tenancy which the lessor can claim if the tenant owes money for
rent, damages, or other costs at the end of the tenancy. The rental
bond is not the same as paying rent in advance. Bond is lodged with
the state government authority.
urbanest requests all students to pay a bond equal to 4 weeks
standard rent in advance.
Note: South Australia bond is 2 weeks rent
This can happen when you're booking online. Let us know as soon
as possible and before you pay your bond. We will then happily
change your booking and rooming agreement to the correct room
subject to availability.
If you have any other problems our friendly team will assist
you.
Yes there are kitchen and linen packs available to purchase. You
can order them before or on your arrival from the
urbanest team.
The person renting the room and the urbanest manager of the
property.
The best way to return your contract to the
urbanest team is to sign it, scan it and email it
to the property. However you can also mail the contract to the
property or return it to the reception counter.
Please note we cannot secure your room until we have your signed
rooming agreement and your bond so it's in your interest to return
your agreement as soon as you can.

GETTING TO URBANEST SOUTH BANK
Arriving by Train & Bus
The closest train station and bus stop is South Bank train station
and busway. It's just a two minute walk to the front door.
Arriving by Air & Airport Transfers
If you're arriving at either the domestic or
international airport you can catch a train directly to South Bank
station. Trains leave approximately every half an hour from 5:30am
-8pm most days. If you have a lot of luggage you may prefer to
arrange an airport transfer. Prices start from $15. To reserve your

Arriving by Car
If you're arriving by car there is metered parking outside the
front of the building on Tribune Street.
GETTING TO URBANEST QUAY STREET
Arriving by Train & Bus
The closest train station is Central Station, two blocks from
urbanest Quay Street. In and around Central Station there are bus
stops on Eddy Avenue and Railway Square.
Arriving by Air & Airport Transfers
If you're arriving at either the domestic or international airport
you can catch a train directly to Central Station. They leave
approximately every 15 minutes from 5:30am -11:30pm most days. For

Arriving by Car
If you're arriving by car there is metered parking along Quay
Street and Thomas Street.
GETTING TO URBANEST
NORTH TERRACE
Arriving by Train, Bus or Tram
The closest train station, bus stop and tram stop are all on North
Terrace opposite urbanest.
Arriving by Air & Airport Transfers
If you're arriving at Adelaide airport you can catch a taxi at the
taxi rank located directly outside the front of Terminal 1 on the
ground floor.
If you prefer you can arrange an airport transfer with Skylink.
They offer a scheduled service from Adelaide Airport to the City.

Arriving by Car
If you're arriving by car there is a small loading bay at the
front of the building on Bank Street. You can park here for 15
minutes whilst you unload your belongings. For longer term parking
there is a multi-storey car park on Blyth Street where you pay on
exit.
urbanest do not provide luggage minding service at the
reception. Please speak to urbanest staff at the counter and they
will be able to help.
urbanest provides every student with the option of 5GB or 40GB
internet per month in their Inclusive Packages. This allowance is
topped up every month. Every student will be assigned with an
internet account number and password when they move in, and
students may top up their account whenever they like.
urbanest also has free iMac internet stations located in the
reception area of all our buildings.

At urbanest everyone moves in and gets to know each other at the
same time. Tenancies start at the beginning of the year or the
beginning of July and end in December. If you don't want to move
out during vacations, we will welcome you for another year and you
can simply roll your rooming agreement over.
If something comes up and you need to leave we won't hold you to
your agreement as long as you find someone to replace you in your
room.
Most customers pay rent via direct debit but if you don't yet
have an Australian bank account you can pay by credit card in
regular installments and we will help you set up a bank account for
direct debit once you have moved in. Or if you pay quarterly or a
year in advance you can pay by electronic funds transfer.
Please note there is a 1.5% surcharge applied to credit card
payment.
We have taken great care over our properties to make sure they
look their best and we know you will too. However, sometimes things
do happen.
If you cause any damage beyond normal wear and tear we will put
it right for you and simply charge you the cost.

We guarantee we will not increase your rent during the length of
your agreement.
When you book with us we will ask you for details of the person
we should contact in the event of an emergency. We may also contact
this person if you are experiencing financial hardship and
struggling to pay your rent.
As a purpose built facility urbanest conforms to all the latest
Australian standards relating to building quality, fire, and
security and each resident receives a health and safety briefing
when they move in.
Each resident is issued with a unique access card which is
required to gain entry to the building, lifts, stairwells and
individual apartments. For our residents safety all entrances and
communal areas are also covered by Digital CCTV and a member of the
urbanest team is onsite 24 hours a day.
